Get clear on your circumstances
Consider your income, savings, debts, likely life changes, and how long you expect to stay in an area. Compare buying with continuing to rent.

A lender will assess your circumstances and the property. An early budget discussion helps focus a search; it is not the same as a final loan commitment.
Search, view, and ask questions
Look beyond the floor plan. Inspect the building, review available documents, and understand condition, occupancy, and ongoing costs before deciding.
Review the purchase and financing
Coordinate your financing with the intended purchase. Have the draft contract explained by the notary and resolve uncertainties before signing.
Complete the agreed steps
Follow the notary’s instructions on payment and registration. Arrange handover, record meter readings, and document keys and condition.
Think in total costs.
The purchase price is only one part of your plan. Ask for a property-specific breakdown and keep money aside for unexpected costs.
Your own funds
Decide how much of your savings you can use while retaining an emergency reserve. Equity expectations depend on the lender and your circumstances.
Purchase costs
Allow for property transfer tax, notary and land-register costs, and any buyer’s agency fee. The amounts depend on the location and transaction.
Getting the home ready
Include moving, essential furnishings, repairs, and any planned renovation. Ask specialists for estimates rather than relying on a listing description.
Life as an owner
Plan for loan payments, running costs, insurance, maintenance, and—in an apartment building—Hausgeld and possible additional contributions.

- The land register, recording ownership and registered rights.
- Hausgeld
- Payments toward the costs of an apartment owners’ association. Ask what is included.
- Zinsbindung
- The period for which the interest rate on a loan is fixed.
- Tilgung
- Repayment of the borrowed principal, separate from interest.
- Bezugsfrei
- Advertised as available for occupation. Confirm the actual handover date and occupancy with the agent.
- Zimmer
- Rooms, rather than bedrooms alone. Check the floor plan to understand how they can be used.

- What is the total amount I need, including all fees and work?
- What happens to my finances if my income falls or future rates change?
- Is the property occupied, and when could I actually move in?
- What major maintenance is planned, and who will pay for it?
- Which documents or contract terms still need professional review?
